BOOKING TERMS AND CONDITIONS
The booking terms and conditions form the sole
contract between “Orlando Dream Villas (referred to as We) and the
person signing the booking form who must be over 18 years of age and who
shall be deemed to sign the form on behalf of all the persons listed on
it.
Please note that each villa is licensed to accept
a stated maximum number of guests.
This is for the protection of both house owners and guests and
therefore booking forms which indicate that more people then the stated
maximum want to occupy the villa cannot be accepted.
No contract shall exist until we have received a
signed booking form together with the correct 20% “booking deposit”
or “full payment” if the booking is made less than 10 weeks before
arrival and we have then confirmed your reservation in writing.
It is recommended that you telephone, fax or
e-mail us before booking both in order to check availability and also,
if possible, to give alternative dates.
Your booking can be made provisionally if
required. It will then be
held for a maximum of 7 days to allow for your completed booking form
and ”booking deposit”/”full payment” to be received.
The balance of the booking should be paid not
less than 70 days before arrival together with a security/ breakage
deposit of £300 ($500.)
The security/breakage deposit is to cover such
items as excessive laundry, cleaning costs, excessive trash left at the
end of your stay – in excess of two bins, chargeable telephone calls,
lost keys necessitating lock changes, excessive use of electricity (e.g
.air conditioning on full with external doors open) damage, breakage and
loss to any of the villas and contents.
This deposit, less any charges, will be refunded by cheque as
soon as the management company has completed its inventory and occupancy
report and any keys have been returned.
This will normally be no longer than 30 days after your departure
from the villa, but may take longer if estimates for repairs have to be
obtained. Renters are
liable for all loss and damage to villas caused by them during their
stay. We and our agents
reserve the right of entry at any time.
We cannot accept liability for death, personal
injury, sickness, accident, delay, loss of luggage or personal affects
or any other loss that may occur whilst renting one of our villas.
It is particularly important that children are
supervised at all times in and around the pool area.
The pools are between 3 feet and 6 feet deep.
Force Majeure – we accept no responsibility or
liability for any loss or damage or alteration to the terms of your
reservation caused by events beyond our control including, but not
restricted to, war, terrorist activity, civil commotion, flight delays
or cancellations, airport closures, weather conditions, fire, flood, or
industrial dispute.
We cannot accept any liability for the failure of
public services such as water, electricity, or gas supplies. Nor for the consequences of the actions or omissions of
persons who may control or supply main services or any actions taken in
the vicinity of the property reserved by an authority over which there
is no control. We cannot
accept any liability for the failure of air conditioning systems, pool
heaters or any household appliance.
We will endeavour to get an engineer out as soon as possible to
rectify any problems. This
does not affect your statutory rights as a consumer.
We cannot accept any liability for your personal
safety during your holiday/vacation.
You are reminded to exercise care as to your
personal safety and the safety of your companions.
Wherever possible valuables should be left secure and out of
sight.
All descriptions on the web site are given in
good faith but no liability can be accepted for errors or omissions.
Each home has an association covenant forbidding
motor homes of any size. This
rule is strictly enforced by the association at each development and
violators may be towed at their expense.
The homes have a professional management company
available 24/7. Should you
experience any problems during your stay then please contact them and
they will do their best to assist and rectify the problem as soon as
practically possible. Should
a problem remain unresolved then you are asked to notify us in writing
within 7 days of your return home.
No action can be taken or liability accepted for any complaint
received after this period.
Please note that as Florida is a tropical state
insects such as ants and the like are occasionally inevitable and are
not cause for complaint. The
villas are treated periodically as part of a pest and termite program
and are professionally cleaned after each rental.
The accommodation may only be sub-let, shared or
assigned with our express written agreement.
Otherwise only people listed on the booking form are permitted to
STAY IN OR USE THE
FACILITIES AT THE VILLA . Under
no circumstances should the access codes to the estate gates or the
villa be given to anyone other than those people listed on the booking
form.
Please note that no pets are allowed in the
villas.
Please also note that smoking is not permitted
inside any of the villas although it is permitted outside by the pool
area. Your cooperation is
requested and appreciated on this since it will keep the villa odour
free and prevent the triggering of the sophisticated smoke detectors
installed. Evidence of
smoking in the villas, found during the management company check, will
be taken into account in assessing the repayment of the
security/breakage deposit.
The accommodation rates quoted are per villa per
week, unless a number of guests is indicated next to the agreed amount
of rental and include electricity, air conditioning, heating (if
necessary) local telephone calls, cable TV, bed linens, towels, and the
use of all amenities and facilities.
An initial supply of consumables (bin bags, toilet rolls, washing
soap etc.) is provided – additional supplies are your responsibility.
Please note that Florida Sales and Tourist Tax
must also be paid in addition to the rates quoted.
An additional rate is quoted for pool heating if
required.
The rental period begins at 4 pm on the day of
arrival and terminates at 10am on the day of departure.
The villa is professionally cleaned and inspected before and
after each rental. Lawn and
pool care are provided on a weekly basis.
Cancellations are only accepted in writing, mail
or fax (not e mails) In the
event that you cancel your reservation or we have to cancel due to non
payment of the balance by 10 weeks before arrival then cancellation
charges will be made as follows:
Within booking date to 10 weeks before arrival
– deposit returned if we can rebook at the full rate. Cancellations
with 10 weeks or less before arrival – 100% of the full rental is
payable. All cancellations are subject to a 3% booking fee.
You
are strongly recommended to take out adequate holiday/vacation insurance
to cover possible cancellations.
Please note that, for entry to the USA, all
British Citizens require a full 10 year passport with validity at least
6 months beyond the holiday return date.
The majority of visitors do not require visas as a result of the
visa waiver program. However
it is your responsibility to ensure that all your travel documents are
valid.
